Owner Orientation Check List /
Reminder Note: *AM Stands for annual maintenance.
- *AM HOT WATER HEATER:
Drain HWH once a year, turn off breaker to HWH. Install garden
hose to faucet on HWH and extend hose to yard. Turn on faucet
and let drain until water is clear. Do not let run unsupervised.
Turn off faucet and then remove hose. This process will help
prolong the life of your HWH. In case of a hot water leak
there is a shut off valve at the top of the hot water tank (NOTE Always turn off
breaker to HWH first or the HWH will burn out when it runs
dry)
- GARAGE DOOR OPENER:
Be sure that manual lock
is not engaged while using automatic opener. (NOTE
Garage door opener eyes are designed for extra safety.)
- A/C AND FURNACE UNITS:
*AM Remove plastic cap and drain line at A/C closet. and pour
in 1 cup of bleach once or twice a year. This helps prevent
mildew and mold from accumulating.
Change the filter at return air vent once a month or as needed.
There is a washable filter located at the unit inside the
A/C closet. First turn off breaker located on the unit and
then remove three screws located on the panel directly below
the breaker. Remove filter and wash with a garden hose. This
should be done biannually.
- GARBAGE DISPOSAL:
There is an S shaped wrench we leave in the dishwasher that
is used to manually release jammed gears. There is a small
hole directly underneath the disposal; insert wrench and twist
a few times. There is also a red reset button in case of overload.
This may restore electrical power back to disposal.
- VENT HOOD:
There is a silver filter on the underside of vent hood that
is easily accessible. This should be cleaned according to
how often it is used and can be done with soap and water.
- SHUT OFF VALVES:
There is a manual shut off valve located under each sink.
In case of leak it may be used to turn off the water. There
is a main shut off for the water on the exterior of the home,
typically located below the front hose bib.
- FIRE EXTINGUISHER:
Fire extinguishers are not supplied by the builder but it
is recommended to mount extinguisher or to have one or two
readily available.
- PAINT AND CAULK:
You home will require exterior caulking and paint about every
2 to 4 years depending on the orientation and conditions affecting
your home. Visually inspect your home at least once a year
and caulk as needed. If algae or dirt accumulates on any part
of your home, clean off with a 1% bleach + 10% water solution.
This can usually be achieved with a garden hose and spray
attachment. If you repaint your home in 3 years, it will look
like a new home and will help you protect your investment
for the future.
